New Zealand House Rentals in Increasing Demand

A declining affordability of housing, especially for first time home buyers, is resulting in an increasing demand for quality rental properties in the New Zealand market. Those leaving home who traditionally were searching to purchase their first property are delaying the process. Research conducted by BRANZ illustrates that rental accommodation, as a result, is now an integral step in the journey to homeownership. In other circumstances, the reducing affordability of property in New Zealand, along with global pressures of a mobile workforce, is slowly changing attitudes to homeownership, with many adopting the idea of 'renting for life'. The flexibility of rental properties in an ability to change locations, regionally, nationally and internationally, as well as adjusting to changing circumstances and requirements of housing, is better suited to the pressures faced by the modern working family.

However, the idea of homeownership has been deeply ingrained into the New Zealand culture, with the purchase of a home viewed as a rite of passage to adulthood. Nonetheless, the concept of home has to meet certain criteria, which some of the properties suitable for first home owners, do not satisfy. House proud New Zealanders, who also desire locational preference for schooling zones, have turned in their thousands to the alternative of rentals to satisfy their desire for a home that is modern, comfortable and in their preferred geographical location... which they may not achieve under the current environment of property pricing.

The rising dependence and resultant increase in demand for house rentals in New Zealand, is evident through the latest figures released by the Real Estate Institute. Figures over the past three years have indicated that rental properties have steadily grown in demand. However, recent figures represent an explosion in demand for house rentals, with the number of homes rented in March 2010 swelling to 16,286; just under 10,000 more than rented in February of the same year and 5,000 more than March 2009. The numbers are staggering and indicate a real opportunity for acute investors and commercial property developers alike to take advantage of these trends. Not only are potential tenants demanding cheap and low quality housing, but high quality housing in desired suburbs... and they are willing to pay.

With a high return on investment, the potential to make large capital gains and an increasing demand for house rentals, the time to enter the property market as an investor is now. Even Government agencies in New Zealand are crying out for quality rental properties with specific timelines, which guarantee income for that contract period. This reduces the stress of finding tenants, managing the property and financial security, as Housing New Zealand takes all responsibility, while guaranteeing an income for a minimum 52 week period, for which you receive the agreed amount whether the property is occupied or not. Perhaps not the desired situation for all property investors, but a strong signal in the property marketplace that house rentals in New Zealand are in high demand, and in reaction to declining affordability of homeownership, is set to continue well into the future. If you are thinking of taking advantage of the opportunities that are in the current housing market, contact your trusted and knowledgeable real estate agent today.

Budget Conscious Honeymoons - Your Guide to Tropical All-Inclusive Resorts

To maximize a honeymoon budget, many couples select an all-inclusive beach resort. But buyer beware -- many all-inclusive resorts aren't always a bargain! Many resorts will lure travelers to their location with a very low price. That often signals that water activities, fine dining, premium drinks, travel/taxi service, and other such amenities are not actually part of the resort package. Once these costs are added in however, the bargain rate is far less appealing.

To ensure an all-inclusive resort meets your needs, proper research is key. The term "all-inclusive" is relative. Be sure to inquire from each resort which amenities are actually part of the hotel package. Typically, bargain basement prices signal little beyond food and beverages. If you and your betrothed plan to spend the entire vacation on the resorts beach swimming or tanning, then a lower priced option may be acceptable. An inexpensive resort may also be a good value if you are budgeting large expenditures. For example, if deep sea fishing is your passion, then it would be advisable to stay in a less expensive resort in order to privately charter the best guides/boats in the area.

However, if you are interested in exploring the ocean through water sports, engaging in outdoor activities, and enjoying the local flavor, it would be best to stay at a truly inclusive resort such as Beaches Turks & Caicos. Rated as one of the best all-inclusive resorts in the Caribbean, Beaches Turks & Caicos offers a phenomenal inclusive resort experience. All drinks (including premium beverages), meals, and snacks are included. For couples eager to enjoy water sports, the following are complimentary: snorkeling, scuba-diving, hydro bikes, pools, and whirlpools. For the avid golfers, a world-class course is available with no green fees. Other sporting activities are also available at no cost (tennis, table tennis, volleyball, and basketball just to name a few). Rather lift weights or do cardio? Full service fitness centers are included as well. And with a location only 15 minutes away from the airport, transportation to and from is a breeze.

Be confident that an exotic island paradise is perfectly affordable! Stretch your honeymoon budget by thorough research, a clear set of priorities, and the actual value of each resort's inclusivity. By following these guidelines, you'll be well on your way to a fantastic tropical honeymoon. And you'll have a clear understanding of exactly what the term "all-inclusive" actually means. Just don't forget to pack the sunscreen!

Destination Weddings - Is This Popular Trend For You?

Destination weddings to exotic locales such as the Caribbean or Hawaii gain popularity each year. Whether out-of-town or out of the country, brides are embracing the trend of travel. With an estimated half a million couples exchanging their vows at a romantic, out-of-town location, you may be considering the option yourself. But how do you know if a destination wedding is right for you?

If a small and private ceremony is your desire, a destination wedding will most likely meet that goal. Because of the additional travel and expense, many guests will be unable to attend your nuptials. But without a large guest list, you will be able to focus on your fiancee and your most treasured friends and family. If your family is large, try to combat any hurt feelings in advance by setting a date for an informal reception upon returning from your honeymoon.

One of the biggest advantages of a destination wedding is the opportunity to spend luxuriously for a few rather than spending frugally for many. With the average budget for a wedding at $25,000, you can choose to allocate $167 per person for 150 guests or $2,500 for 10 guests. That is a huge difference! In exotic locales your budget could easily include tours, spa treatments, souvenirs, fantastic local cuisine, golfing, or sailing in addition to accommodations at a first rate resort.

Because the guest list will me minimal, the need for time and energy to plan all the details will be drastically cut. Most resorts at destination locales handle all the details for you. All aspects of the ceremony and honeymoon will be expertly planned without much effort on your part. No more spending your free time toting your wedding planning guide from appointment to appointment and furiously writing down notations on your calendar. Instead, you'll be able to concentrate on the more fun aspects of your wedding such as shopping for your wardrobe and planning exciting activities for your honeymoon.

The ability to start the honeymoon immediately after the wedding is another benefit to celebrating a destination wedding. With no additional travel or extra flight to board, the total amount of time for your wedding vacation is maximized. Upon returning to your suite after the reception, you can wake up to a leisurely breakfast and then enjoy all your destination has to offer.

And remember, out-of-town does not have to mean out of the country. Of the 99% of couples celebrating their honeymoon, close to 40% celebrate within their own country. At present, the top locations for destination weddings are: San Francisco, New York, the Caribbean, Hawaii, Scotland, Rome, France, London, and Venice. If small, private weddings with lavish budgets appeal to you, then consider hosting your wedding in a dream location. Take many photographs and create memories to treasure.

West End Final Project - Videography

This is my groups final project for videography. We were dumped in the West End in downtown Dallas and we had 3 hours to shoot pretty much anything we could. We chose to do interviews, man on the street style. We had fun with it even though our original plan fell through the day before. Group - Cindy Wedgeworth, Jeff Masinelli, Jaye Jacobsen, Bobbi Manivanh, Herman Russell and Jessica Ogle
